What does a conveyancer do in Adelaide?
A conveyancer manages the legal transfer of property ownership. In Adelaide that means reviewing or preparing the contract and the Form 1 Vendor’s Statement, running the title and property searches, liaising with your lender and the agent, calculating the settlement adjustments for rates and taxes, and completing the transfer so the title record held through Land Services SA is updated.
Settlement itself is completed electronically through PEXA. Only lawyers and conveyancers can sign off documents in PEXA, so you’ll need one of us at some point anyway. Our complete conveyancing guide walks through every stage.
What is a Form 1 Vendor's Statement?
The Form 1 is South Australia’s seller disclosure document. It contains prescribed information about the property, including title details, mortgages, easements, zoning and outgoings. For a private sale it must generally be provided to the buyer at least 10 clear days before settlement. For an auction it must be available for inspection at the agent’s or auctioneer’s office for at least three consecutive business days before the auction, and at the auction site for at least 30 minutes before bidding begins.

What is the cooling-off period in South Australia?
The cooling-off period is a short window in which an eligible buyer can withdraw from a private treaty residential property contract. In South Australia it is two clear business days, and buyers can generally withdraw during that window without penalty.
One thing to know about how deals lock in here: an accepted offer is not enough on its own. Both buyer and seller generally need to sign the contract before the sale is locked in, so there can still be a gazumping window before that happens. Cooling-off rights also do not generally apply to auction purchases, and other exclusions and waiver rules apply, so ask us to confirm your rights before you sign. Is there a cooling-off period at auction in SA?
Generally, no. Cooling-off rights generally do not apply to auction purchases, so when the hammer falls the contract is binding and there is no window to change your mind. That means the important work happens before you bid: contract and Form 1 review, finance and inspections all need to be sorted first.
Exclusions and waiver rules can also apply outside auctions, so ask us to confirm your rights before you sign anything. If you’re heading to auction in Adelaide, send us the contract and Form 1 as early as you can.
Conveyancer or solicitor in SA?
South Australia has a registration system for conveyancers who are not solicitors, so a registered conveyancer can handle most standard property transactions. A solicitor is a qualified legal practitioner who can do conveyancing work and also handle legal issues that go beyond the ordinary transfer of property, such as disputes or complex contract terms.
