SA conveyancing work? That's our arena.
Whether it’s your first transaction or your fifteenth, here’s what our SA team takes off your plate:
We decode the contract, go through the Form 1 Vendor’s Statement with you, explain your cooling-off rights and make sure you’re not signing up for a money pit (or falling for an underquoted price guide). You focus on the keys, we’ll handle the traps.
We prepare the contract and the Form 1 Vendor’s Statement, so the prescribed disclosure is accurate and ready at the right stage of the sale, and we liaise with agents and buyers so you can focus on your next step.
Whether it’s a family transfer, split ownership or an update post-breakup (hey, it happens), we prepare the paperwork and lodge the transfer so the title record with Land Services SA is updated. Neat, legal and quick.
- Bonus bits
Need help connecting utilities or sorting a cleaner before settlement? We know people. Reliable, decent ones. No dodgy surprises.

FAQS THAT WE GET. A LOT.
What is conveyancing, and why do I need it in SA?
Conveyancing is the legal process of transferring ownership of property from one person or entity to another. In South Australia that means reviewing or preparing the contract and the Form 1 Vendor’s Statement, running the searches, working out the settlement adjustments and completing the transfer so the title record held through Land Services SA is updated.
Only lawyers and conveyancers can sign off documents in PEXA, so at some point you need one of us anyway. Better to have us in your corner from the start. Our complete guide to conveyancing in NSW, VIC, QLD, SA and the ACT walks through the whole process.
What is a Form 1 Vendor's Statement?
The Form 1 is South Australia’s seller disclosure document. It contains prescribed information about the property, including title details, mortgages, easements, zoning and outgoings. For a private sale it must generally be provided to the buyer at least 10 clear days before settlement. For an auction it must be available for inspection at the agent’s or auctioneer’s office for at least three consecutive business days before the auction, and at the auction site for at least 30 minutes before bidding begins.
If you’re selling, we prepare it. If you’re buying, we go through it with you before you commit. More in our guide to what you legally need before you list.
What is the cooling-off period in South Australia?
The cooling-off period is a short window in which an eligible buyer can withdraw from a private treaty residential property contract. In South Australia it is two clear business days, and buyers can generally withdraw during that window without penalty.
Cooling-off rights generally do not apply to auction purchases, and other exclusions and waiver rules apply, so ask us to confirm your rights before you sign. There is more detail in our buying FAQs and our conveyancing guide.
Do I need a conveyancer or a solicitor in SA?
South Australia has a registration system for conveyancers who are not solicitors, so a registered conveyancer can handle most standard property transactions. A solicitor is a qualified legal practitioner who can do conveyancing work and also handle legal issues that go beyond the ordinary transfer of property, such as disputes or complex contract terms.
In SA, conveyancers who hold client money must keep it in a trust account approved by Consumer and Business Services (CBS) under the Conveyancers Act 1994, and those accounts are audited annually. We explain how that protects you in our article on what to do if your conveyancer goes into administration.
At Titlespace you get registered conveyancers and property lawyers under one roof, so you don’t have to pick.
How long does settlement take in SA?
The conveyancing process typically takes 6 to 8 weeks, but the settlement date is set in your contract and can vary with the complexity of the transaction, your financing arrangements and how quickly everyone else responds.
Most South Australian settlements are completed electronically through PEXA which keeps things moving. If your purchase is urgent, tell us your deadline and we’ll work to it.
Can you act if I'm interstate or overseas?
Absolutely. Our 100% digital service means we can act for you wherever you are, from ID checks to settlement, without you setting foot in an office. Buying in Adelaide from Melbourne, or selling the family home in Mount Gambier from London: it all works the same way.
